Pre-Sanding Cautions
- Remove indoor plants, furniture, and edibles
- Ensure multiple electricity connections available
- Provide adequate parking for heavy machinery
- Property must be vacant; no other trades working
Three-Stage Floor Sanding Process
Stage 1: Preparation
- Remove pins, staples, and tacks
- Punch nails using hand or machine methods
- Prevent machinery damage during construction
Stage 2: Floor Sanding
- Initial 40 grit sanding to level boards
- Progressive refinement: 40 → 80 → 120 grit
- Edge and corner sanding
- Minor hole/gap filling
- Fine final sanding with disc application
- Free bonus repairs: pipe holes, loose boards, damaged pins/staples
Stage 3: Floor Coating
Uses water-based polyurethane (preferred over oil-based):
- Lower volatile organic compound levels
- Eco-friendly, non-toxic fumes
- Drying time: 24 hours complete
- Dust minimization during application
Coating Application Details
- Floor vacuumed and wiped with damp microfibre cloth
- 3 coats of water-based polyurethane applied
- Single coat drying time: 3-6 hours
- Avoid foot traffic for 24 hours post-application
- Total maturation: 3 solid days
Three Coating Options
Clear Coating: Three coats of clear water-based polyurethane floor finish of your choice (matt or gloss).
Intense Coating: One coat of intense prime and two coats of clear water-based polyurethane floor finish of your choice (matt or gloss).
Stain Coating: One coat of Bona Drifast stain colour of your choice and two coats of clear water-based polyurethane floor finish of your choice (matt or gloss). We have 12 different stain colours to choose from.
Furniture Reinstallation Guidelines
- Avoid furniture placement for minimum 7 days
- If necessary, wait minimum 48 hours post-varnish
- Dragging furniture causes scratches difficult to remove without re-sanding
- Carpets require 1-week storage before replacement

Timber condition, finish and on-site estimate
Floor sanding follows the natural wood grain through progressive sanding stages before the selected coating or polish is applied. Existing coatings, boards, repairs, nails and floor movement affect preparation.
Clear furniture and storage from the work area before the visit unless another arrangement is confirmed. Adjacent spaces may also need protection from dust and traffic.
An on-site estimate allows the team to inspect the timber, measure the full area and discuss finish options, drying time and price. Concrete, vinyl and other floor types require different preparation systems.
